I replaced the motor bearing (which was clearly the cause of the noise) and it worked fine for a month or two. Then the grinding noise came back. This time I prepared better and replaced that entire motor assembly and also replaced this seal. Reviewing it all, the reason the initial bearing failed was because it got water intrusion causing corrosion in the bearing. The second time was because the replaced bearing was not pressed into the housing tightly enough, but the same evidence of water was there. In the end, this seal was the cause, one of the springs was dislodged on one end of it. Replaced it with the new motor assembly and it's running like a champ now.
