This water-based formula makes oil and grease stains easier to clean, and resists freeze-thaw damage, mold and mildew. It's the perfect sidekick for even the most mobile voyager. GET OIL & GREASE OFF THE STREET Use 8505 on a variety of concrete, brick and masonry applications where oil, grease, mold and mildew are the primary concern. Concrete should obtain 80% of design strength, typically achieved within 14-28 days. The concrete substrate must be structurally sound and clean of oil, grease, dirt, wax, curing compounds, efflorescence, paints, previous sealers, adhesives and other contaminants that might interfere with the penetration of the sealer. Power wash, acid etch or mechanically scarify as necessary to achieve the desired surface condition. Allow for proper dry time before application. The surface-zone moisture content of the concrete should not exceed 4% wt. Do not apply if standing water is visible. Surface and air temperatures must be at least 40°F during application. Surface and air temperatures should not exceed 95°F. Do not apply when temperatures are expected to fall below 32°F within 8 hours or when rain is expected within 12 hours following application. Keep material from freezing. If freezing conditions exist before application, let the substrate thaw before application. Do not apply during inclement weather or when inclement weather is expected within 12 hours. Crack, patching and expansion joint sealants can be applied before or after application; always test for compatibility and adhesion. Protect people, property, vehicles, window glass, roofing materials, plastic products, shrubbery, landscaping and all surfaces not set for treatment from overspray. Application - Ready to Use: Always test a small area before application to ensure desired performance, aesthetics, coverage rates and to verify application technique. Let test area dry thoroughly, 5-7 days, before inspection. Mix thoroughly prior to use. To prevent separation of formula, we recommend shaking periodically (every 3-5 minutes) during the application process. Do not dilute or alter material for purposes other than specified. Two wet-on-wet coats are needed to ensure complete coverage. Apply with a roller, brush or low-pressure non-atomizing sprayer. Apply to saturation and let the first coat penetrate for 5-10 minutes then reapply a second coat in the same saturating manner. Less material will be needed for the second coat. Roll or broom out any puddles until the sealer penetrates the substrate. If it starts to rain, stop treatment and cover the impregnated areas. Dry Time: Typical drying time is 4-6 hours at 70°F and 50% relative humidity. Cooler temperatures or higher relative humidity can extend the drying time. Treated surfaces will be ready for pedestrian and vehicle traffic within 24 hours. Water repellency will continue to develop within 7 days of application. Clean Up: Clean equipment, tools and surfaces with hot soapy water. Unused or old material may be disposed of in a waste disposal site in accordance with local, state and federal laws. Precautions/Safety: Avoid contact with skin, eyes and clothing, do not take internally. Use appropriate safety equipment during application and handling. Please refer to the safety data sheet (SDS) for additional precautionary instructions before use. Best Performance: Proper application is the responsibility of the user. Will not inhibit water penetration through unsound or cracked surfaces with defective flashing, caulking or structural waterproofing. Spills should not be allowed to sit for extended periods of time, clean all spills in a timely manner. Make sure the most current versions of product data sheets and safety data sheets are being used. Coverage: 1 coat: 150 - 400 square feet per gallon. 2 coats: 75 - 200 square feet per gallon. Variations in texture and porosity of substrate will affect the coverage and performance of the product.

Review: Easy to apply, Invisible to the eye, Impressive hydrophobic properties - Applying this stuff is easy. I used a 3/8" nap roller. Just read the instructions, apply in the temperature range they recommend (i.e. not the dead of winter), and you're good. Seeing is believing, so check out the photos. One photo shows when the product is wet. One shows what it looks like after it dries, and the third shows that the hydrophobic properties work even over cracks! I waited a week before testing that part since the instructions say that part can take time to form. It's really everything that comes before applying this product that might suck, which in my case, is the following: I rented a large concrete grinder from Home Depot, resurfaced the concrete, bought a concrete grinding disk for my angle grinder to resurface the edges and corners the larger grinder couldn't reach, and bought dremel bits to get all the way into the corners. Any time you grind concrete, you want to WET grind. It keeps dust down and keeps you from ruining the grinding disks/bits you're using. As a result, the room will turn into a dusty, muddy mess (the walls too). So, I ended mopping and tooth-brushing the room over and over and over for hours until all of the dust/debris was up and the mop water stopped turning dark brown. Now I have a beautiful, sealed floor that will stay beautiful! Great product.

I tried to follow the directions best I could and got it on, 2 coats, about 24 hours before rain came. It says it takes about 7 days to fully set in. We had several rains the next week and the brick stayed sticky to the touch. After about a week, it didn't alter the look of the brick unless you got up close. You can see some haze and tell it's coated, especially picking at the brick and mortar, it wouldn't chip off like would before. I haven't had any leaks since applying it. It's been a few weeks know, and we've had plenty of rain in TN. I would recommend trying this, it of course depends on what your using for. But for about 70 dollars this stuff seemed like the best quality i could find for the price and like I said it's easy to use and water based. I used it on two smaller chimneys and have a lot left. So I guess I need to find some more concrete to seal.

**Q: I am considering this to seal our pool deck. Does this sealant make the desk slippery when it get wet?**
A: I used it on a concrete driveway. It doesn’t make it slippery. Not sure what the material of the pool deck is.

**Q: can this be used on outdoor concrete countertop?**
A: I did use this product on my outdoor BBQ concrete counter.  I put two coats and waited 24 hours before using

**Q: Can i stain the concrete using this sealant? If so, is it preferred to stain before i seal?**
A: This is a sealer and as such it will most likely darken your concrete to an extent but that depends on your concrete and how it was finished. If you want to stain the concrete, I would do it before sealing as any sealer will prevent a subsequent finish from penetrating very well. You may be able to add color to the sealer but contact the mfg. for their advice. I was a concrete finisher and most times, coloring concrete except for interior applications is kind of dicey. Good luck

**Q: Does it come in 5 gallon buckets?**
A: No it does not. Only 1 gallon and 55 gallons

Applying this stuff is easy. I used a 3/8" nap roller. Just read the instructions, apply in the temperature range they recommend (i.e. not the dead of winter), and you're good. Seeing is believing, so check out the photos. One photo shows when the product is wet. One shows what it looks like after it dries, and the third shows that the hydrophobic properties work even over cracks! I waited a week before testing that part since the instructions say that part can take time to form. It's really everything that comes before applying this product that might suck, which in my case, is the following: I rented a large concrete grinder from Home Depot, resurfaced the concrete, bought a concrete grinding disk for my angle grinder to resurface the edges and corners the larger grinder couldn't reach, and bought dremel bits to get all the way into the corners.
